Ben Mackenzie, head of customer experience at Lifestyle Communities, emphasizes that the communities attract a youthful spirit. "They’re wanting a reimagination of their lifestyle. We’re seeing 67 being the average age people are looking to do that," he notes.

Lifestyle Communities span several picturesque locations, including Melbourne, the Mornington Peninsula, Bass Coast, and areas around Geelong and the Bellarine Peninsula. The homes vary in size from one to three bedrooms and can include garages and studies for those who are still working or transitioning into retirement.

According to Mr. Mackenzie, many new residents are still active in their careers. "They might work for a period of two years and then transition into full retirement from there. They get themselves in the mode to retire and this is their first step."

With over 5,800 Victorians calling these communities home, what draws them in?

Mr. Mackenzie believes that many are attracted by the focus on wellness and the resort-style lifestyle these communities offer. A recent survey revealed that residents report higher wellbeing and life satisfaction scores compared to their peers. Additionally, the emphasis on safety and security is paramount for many as they age. "They’re looking to feel secure in their living environment as they get older," Mr. Mackenzie asserts.

Architecturally Designed and Amenity-Rich

Each home within Lifestyle Communities is thoughtfully designed to ensure low-maintenance living while offering generous living areas and ample storage. Location is key, with each community situated near essential amenities such as retail centers and healthcare services.

The resort-style amenities are impressive. Residents can enjoy community gardens, workshop spaces, sports facilities, gyms, libraries, pickleball courts, and even indoor pools and spas. Mr. Mackenzie highlights the Clubhouse as the community’s heart, where residents gather for board games, lunches, and wellness classes.

Unlocking Equity: The Land Lease Model

One of the standout features of Lifestyle Communities is their operation under the land lease model. This allows residents to own their homes while leasing the land on which they sit. Homeowners pay a fortnightly site fee that not only covers the land lease but also grants access to shared amenities and professional landscape maintenance for communal areas.

Living onsite, Lifestyle Managers ensure community operations run smoothly and host a variety of activities to foster connection among residents. For eligible homeowners, government rental assistance may be available to help offset costs.

This model also simplifies financial planning for residents. Benefits include no stamp duty upon purchase, no separate council rates, and the ability for residents to keep any capital gains if they decide to sell. Mr. Mackenzie explains that this approach enables individuals to unlock equity and live life on their own terms as they transition to the next phase.

For those contemplating a move to Lifestyle Communities, Mr. Mackenzie encourages them to explore the options available and to engage with current residents. “Weigh up what you want to achieve in your later years and how you want to move into that next phase of your life,” he suggests.

His personal experience only reinforces his advocacy for these communities—he intends to support his mother’s move into one. "You walk into one of the communities and you really feel this sense of comfort and warmth," he shares.

Research backs up the value of community living—the closer individuals are to others, the more likely they feel a sense of belonging, purpose, and support. This connection results in a more fulfilling and content life as they enjoy the best years ahead.
